N Family Club, Beckenham

Full Refurbishment of Historic Lodge

Project Overview:

This 21-week scheme involved the complete refurbishment of a former stately lodge dating back to 1807, transforming it into a modern childcare facility for N Family Club. Situated in the heart of Elmers End, the project required careful coordination to preserve the building’s character while upgrading it to meet contemporary standards.

Project Highlights:

  1. Heritage Refurbishment: Working within a historic structure required sensitive handling of the building fabric, including significant structural works, temporary propping, and full fireproofing to ensure safety and compliance.
  2. Thermal & Damp Proofing Upgrades: External walls were fully upgraded with thermal improvements, and damp proofing was installed throughout to improve energy performance and longevity.
  3. Essential Infrastructure Works: The project also included new underground drainage and asbestos removal, as well as extensive roof repairs to safeguard the building envelope.
  4. Modernisation & Fitout: A full M&E installation was delivered alongside a complete interior fitout to N Family’s high specification, creating a welcoming and functional space for childcare delivery.
  5. Location Management: Nestled between residential and business properties, the project demanded careful planning to manage deliveries, access, and noise, ensuring minimal disruption to neighbours.

Conclusion:

The successful completion of this 21-week refurbishment has given new life to a historically significant building, transforming it into a vibrant and high-quality childcare facility. This project not only preserved a key piece of local heritage but also delivered essential early years provision to support families in the Beckenham community.
